Our goal at Spinks and Yates Management Company is to preserve and increase the value of your investment property. Preventative maintenance is encouraged in order to eliminate the negative effects of deferred maintenance on the value of your property. Better pricing is negotiated with contractors due to the volume of properties that we manage.

We will keep you informed of any maintenance needs for your property. Large projects expenditures will only proceed with your consent. Invoices will be included with your monthly statements for standard or minor maintenance items. You will not be bothered with minor issues. We will care for your property as if it were our own.

Property Presentation:

  • We give each property individual attention
  • We inspect your property to keep it in good condition
  • We rent your property at the best possible rate

Tenant Screening:

  • Credit checks on all tenants
  • Personal references verified
  • Employment verification

Marketing

  • Signs posted in yard
  • List of available properties given to our numerous walk-in customers
  • Determine current rental value
  • Do regular property inspections and preventative maintenance
  • Make property ready to rent
  • Pursue all leads and inquiries

Administrative

  • Prepare and execute leases
  • Ensure compliance with lease terms
  • Monitor and enforce rent increases
  • Update records on an ongoing basis
  • Respond to concerns and inquiries of owner and tenant
  • Coordinate eviction proceeding if and when necessary

Accounting services:

  • Computerized monthly income/expense reports
  • Year end statements for your account
  • We will make your mortgage, tax, and insurance payments
  • We will send you a monthly check or let your account grow until you let us know

Rent Collection:

  • Rent is due on the 1st and late on the 5th
  • Late notices are sent to all tenants in arrear
  • Evictions are filed if necessary

Maintenance:

  • Preventative maintenance programs
  • On staff full time maintenance person for most any job
  • Tenants call us for all repairs
  • Rapid response to repair and maintenance needs

General Management Services

  • Office hours are 8am-5pm Monday-Friday
  • Leases are prepared in-house at our expense for most properties
  • Periodic review of market rents
